Tahoma Terra LLC has made application for a Master Planned Community on 220 acres at the end of Longmire Street and north of Berry Valley Road. The application includes a conceptual master plan for the entire 220 acres, a final master plan for the portion of the property east of Thompson Creek, and a subdivision for phase I (89 lots at the eastern edge of the property).
A conceptual master site plan is the 'zoning' for a Master Planned Development. It is reviewed for consitency with the Comprehensive Plan and identifies various land use districts within the proposed Master Planned Development and the range of densities for each area.
The final master site plan contains more specificity, and is similar to the development regulations in the rest of the City... standards for street sections, street lighting, setbacks, lot sizes, and other design elements are reviewed at this phase.

The City Council will consider the Hearing Examiners and staff recommendation to approve the Tahoma Terra Master Plan Development at its regular meeting of August 10th, 2005, at 7:30 P.M. in the City Council Chambers.
